Merger, Then Monthly

The 2024 combination with Physicians Realty Trust made Healthpeak one of the largest owners of outpatient medical buildings in the country and gave it the DOC ticker. A year later the company raised the dividend modestly and moved to monthly payments, a rarity among large REITs. The rate has held since; growth will depend on lab-space demand recovering and the outpatient portfolio's steady escalators.
